Finding the right home inspector is a vital step in buying your dream house. That rare gem at the end of the cul-de-sac may look like a fairy tale castle to you, but it could be hiding some serious problems “under the hood.” That’s why a good inspector can be a home purchaser’s best friend.

The best home inspectors are those with building industry experience. Trade professionals know what lies beneath the walls and floors of a home. They are familiar with local building codes and requirements. Seasoned professionals have the know-how to identify potential problems, especially in older homes. So choose your home inspector carefully, and don’t be shy about discussing his or her background.

 

Professional association membership

Reputable home inspectors are members of professional associations. There are two national organizations: The International Association of Certified Home Inspectors and the American Society of Home Inspectors. Both organizations have strong requirements for licensing and training, as well as procedural and ethical guidelines their members must follow in their home inspection processes. While association membership of itself is not a guarantee of home inspection perfection, it would be prudent to pass on inspectors who are not professional association members.

Longevity

Longevity and experience go together when finding the right home inspector. Ask how long the inspector has been in the business. Don’t be shy about asking how many inspections he or she has done. Someone can be in the business for years and still not have inspected many homes. Look for a full-time home inspector who has been in the business for years.

Clear, concise, and timely inspection reports

Look for a home inspector who offers clear and concise language, both verbally and in writing. Ask to see a sample inspection report. The best reports state in simple terms what is wrong with the house and what it will take to repair it. The report should contain photographs of damages or defects. This makes it easier to understand the scope of any damage, as well as get more timely estimates for the costs of any needed repairs.

Don’t forget timeliness. Ask when your report will be available. Timing is critical in many home negotiations. Some inspectors can deliver a report at the end of the physical inspection. Some will ask for a day or two. If your report is hard copy (printed), ask for an electronic copy as well, to easily share with family and friends.
