Here are eight manageable resolutions that can make you a better homeowner, without requiring you to sell a kidney.

1) Deep Clean & Declutter

A cluttered home can lead to stress and inefficiency. It can also lead to the spontaneous creation of new life forms in the shape of dust bunnies the size of small dogs. Start the year fresh with a thorough decluttering and deep cleaning. 

Go room by room, purging unwanted items (that collection of Beanie Babies from 1998 has GOT to go).

Organize storage spaces so you can actually find that matching sock, and give everything a good scrub before those dust bunnies start demanding rent. This not only creates a more pleasant living space but also allows you to identify any potential maintenance issues hidden beneath the clutter (like that suspicious stain under the couch you’ve been avoiding). Consider donating unwanted items to charity or selling them online to give them a second life. 

2) Inspect & Maintain HVAC Systems

Your heating, ventilation, and air conditioning (HVAC) systems are crucial for maintaining a comfortable indoor climate. Unless you enjoy living in a sauna in the summer or an ice cave in the winter, schedule a professional inspection and tune-up to ensure they’re running efficiently. This includes cleaning or replacing air filters, checking refrigerant levels, and inspecting ductwork for leaks. 

Many HVAC companies have an annual maintenance membership plan with a small monthly payment and includes spring and fall HVAC checkups. 

Regular maintenance can improve energy efficiency, extend the lifespan of your HVAC system, and prevent unexpected breakdowns, like the furnace deciding to quit during a blizzard.

Here are some simple ways to improve your home’s energy efficiency, without having to resort to living by candlelight and wearing five sweaters indoors:

Seal air leaks around windows and doors with weatherstripping or caulk (because letting your hard-earned heated/cooled air escape is like throwing money out the window – literally).

Upgrade to energy-efficient appliances and light bulbs.

6) Test Smoke & Carbon Monoxide Detectors Monthly

Make sure your smoke and carbon monoxide detectors are functioning correctly by testing them monthly (it takes about two seconds – no excuses!). Replace batteries annually or as needed. That annoying chirping sound is their way of begging for new batteries, not serenading you.

Install detectors on every level of your home and outside sleeping areas. These devices are essential for early detection of fire and carbon monoxide leaks, potentially saving your life.

7) Organize & Secure Documents

Important documents related to your home, such as insurance policies, mortgage documents, and home improvement records, should be organized and stored securely. Imagine trying to find your homeowner’s insurance policy in the middle of a storm-induced power outage – not fun.

Some homeowners store documents, such as the deed to their homes, off site in a safe deposit box.

Here’s a novel idea: You’re not buying or selling a house, but you need a home inspection?

You heard correctly. Now you’re probably wondering why you need an Asheville home inspection if you’re not buying or selling. There’s a simple but powerful reason: Your home is a major investment that can build value and provide security over a period of many years. If you want to protect that investment, you must perform upkeep and maintenance on your home and its systems. This is almost a no-brainer.

Where do you begin? Kitchen makeover? Bathroom tiles? New refrigerator? These are things most of us can see at the surface, but there may be hidden perils that only a trained eye will spot. That’s where an experienced home inspector comes in. If you want some reassurance that you’re not in for some expensive, sudden surprises, arrange to have a home inspection. Inspectors will check so much more than most homeowners are capable, including the structural integrity and major systems, to find any problems that may require fixing. 

Additionally, timely home inspections can increase your home’s value. Making sure your home is inspected regularly makes sense both financially and for safety. Don’t wait for an emergency. Schedule an inspection before you start any upkeep or repairs on your home. 

Let’s take a look at some of the hidden perils homeowners might miss.

The shocking truth

Electrical problems are among the most prevalent and dangerous hidden perils in your home. Homeowners may miss the signs until it’s too late.

Some of the most common issues are faulty wiring, overloaded circuits, and even outdated electrical systems, such as those with aluminum wiring or old-fashioned fuses instead of breakers. Any of these could cause risk of shock, electrocution, or even devastating house fires. Home inspectors are trained to identify potential electrical problems.

Older homes may not have enough outlets, which can lead to overloading the existing ones. Overheated wires in walls are serious, hidden fire hazards. Additionally, older homes may contain knob-and-tube wiring, considered unsafe by today’s standards. A competent inspector can identify these problems and suggest fixes, such as replacing old fuse boxes with breaker panels and installing three-pronged grounded circuits throughout the home. Put simply, a qualified inspector can spot potential dangers before disaster strikes.

All wet

Plumbing problems are not to be taken lightly. When it comes to water, even a small leak can lead to big problems if left unattended.

The most frequent issues in homes are pipe leaks, clogged drains, and old, corroded water heaters. Especially water heaters. They may leak slowly at first, but this won’t last. 

Think about it. You have a 50- or 75-gallon cylinder filled with pressurized water that springs a leak. Consider this a wakeup call! If that cylinder cuts loose and spews all that water into your home, the result can be extremely expensive.  But even very small leaks can herald big problems, such as toxic mold growth in your home. 

Old, outdated pipes made from galvanized steel or polybutylene can be a disaster waiting to happen, leading to extensive damage and costly repairs. A professional inspector may be able to identify underlying issues before they become problems.

If your home is on a septic system, ask your inspector to arrange a video septic inspection to rule out impending problems. A backed up septic system can dump raw sewage right into your home. Experts like to say that really stinks!

Breaking the mold!

If you have had any water leaks, mold may be a problem in your home. Mold growth can be hazardous to your health, resulting in allergies, respiratory infections, and even neurological problems.

Your inspector can help spot problem areas in your home and possible moisture sources that exacerbate mold growth.

If your home has a musty smell and you suffer from chronic respiratory issues, ask your inspector to arrange for a mold inspection. In the meantime, be sure you have adequate ventilation, and use dehumidifiers if necessary. If a professional mold inspection reveals a significant problem, you will have to call in mold professionals to make your indoor air safe for breathing.

While we’re on the subject of safe indoor air, be sure to ask your home inspector to check for sources of potential carbon monoxide in your home, such as malfunctioning gas heaters, ovens, or dryers. Also be sure to have carbon monoxide detectors in your home, and check them regularly.

We’ve covered the hidden perils in your home. While your inspector is there, he or she will check your appliances, doors, windows, grading, and more to ensure your home is safe and ship shape.

So don’t wait for trouble or until you’re buying or selling. Schedule a home inspection as a blueprint for regular maintenance of your most important investment. The cost of that inspection is great insurance against unexpected, costly repairs.

Does your asphalt shingle roof have black streaks, especially on the side facing north? This is very common in humid areas of the country. Often mistaken for mold or mildew, these stains are more likely caused by airborne spores of a blue-green algae species called Gloeocapsa Magma. Should you be worried? Is this a serious problem? Breathe easy. These spores do very little harm to your shingles, but they detract from the beauty of your home, especially if you are putting it up for sale any time soon. Even if you don’t intend to sell your home, you may be tired of seeing those black streaks.

Maybe you’ve noticed that stains and streaks are missing below any metal flashing on your roof. That’s because copper or zinc coatings on galvanized sheet metal are toxic to algae. So each time it rains, trace amounts of copper or zinc trickle down the roof and retard algae growth. 

You may also have noticed that algae stains are absent directly below the metal flashing around chimneys or roof vents. This is due to fact that copper and the zinc coating on galvanized sheet metal are toxic to algae. Every time it rains, trace amounts of metals are washed down the roof, inhibiting algae growth.
Let’s explore a few ways to eliminate Gloeocapsa Magma.

First, what NOT to do!

Never pressure wash asphalt shingles. The water pressure will remove the layer of grit from the shingles, rendering them less effective to protect the roof. It also may lift shingles up from the roof surface, making your home susceptible to water damage during rainstorms.

There are “professional” services out there that claim they can pressure wash your shingles. Don’t let them even try it.

Get out your chemistry set!

If you’re the “mad scientist” type, you might want to make your own algae-killing concoction. Get yourself a garden pump-up sprayer, and put these ingredients into it:

• One quart bleach
• One gallon of water
• A cup of trisodium phosphate (TSP) per gallon

NEVER mix any product that contains ammonia with bleach. Toxic fumes can be harmful or even fatal.
You’ll also need a bit more gear before you get started.

• Garden hose with spray nozzle
• Safety glasses or goggles
• Rubber gloves
• Old clothes
• Slip resistant shoes
• A ladder

Be sure to wear goggles to protect your eyes from the bleach solution. You may also want to consider wearing a mask that guards against fumes, especially if you’re sensitive to bleach. The gloves are for keeping the bleach off your hands. The slip-resistant shoes are a no-brainer. Rooftops can be dangerous even when dry. Use extreme caution when you get them wet.

Now you’re ready to begin. Spray this mixture liberally over the algae stains, let it sit for about 20 minutes, and then rinse it off with a hose.

NOTE: The bleach solution run-off can harm or kill plants, so before you start, hose down any plants that may come into contact with the solution, or hose them and cover them with plastic sheeting for extra protection. When you’re done, hose them down again.

The store-bought method

If you’re not the type to mix potent home brews, try Wet & Forget Outdoor Cleaner, a ready-made, bleach-free solution with a solid reputation for conquering rooftop algae. Unlike many other products on the market, Wet & Forget is EPA registered and biodegradable. A single gallon container makes six gallons of solution. It has some other advantages, such as:

• Conserves water, since it requires no scrubbing or rinsing
• One-step application: Spray and walk away
• Works with the wind and rain to do its job over time
• Eliminates algae, moss, lichens, mold, or mildew
• No bleach, non-acidic (pH level of 8), and no phosphates
• Unlimited shelf life
• Stores indefinitely in the sprayer after mixing
• Safer for shingles than bleach
• Safe for all outdoor surfaces, such as decks, slabs, fences, and stone paths
• Keep shingles clean for more than a year

Zinc or copper keeps those shingles clean

Whether you choose home-made or store-bought, repeated use of chemicals may shorten the life of your shingles. That’s why the best solution is to prevent the algae from coming back. As mentioned above, galvanized metal containing zinc or copper is toxic to roof algae and can keep it from returning.

Install a 2” to 4” strip of copper- or zinc-coated sheet metal along each side of your roof just beneath the ridge. Pure copper is more toxic to algae, but galvanized sheet metal is far cheaper to buy and is readily available from most home stores.

If you’re confident working on the roof, attach these strips with roofing nails or screws with rubber washers. If you have reservations about penetrating your roof’s protective seal, call a professional roofer to do this job for you.

Replace with algae-resistant shingles

If it’s time to replace your roof, ask for algae-resistant shingles with copper granules mixed in. They may cost a bit more, but avoiding those ugly streaks may be worth the price.

While those unsightly streaks of algae may not really harm your roof, there’s no need to live with them if you choose otherwise. Clean them off, and then take steps to keep them from coming back.

This final installment of our four-part series takes us into the cold depths of winter. Winter is the time to snuggle in and make sure your home is prepared for harsh weather. 

OUTSIDE

Dam that ice!

Those icicles that form along the eaves of your roof may be pretty, but they’re really bad news. That’s because the conditions that cause them to form also cause ice dams.  What’s an ice dam? It’s a thick ridge of solid ice that forms along the eaves of your house. Ice dams form because heat in the attic causes snow melt on your roof, but the eaves remain cold, and the water refreezes along the edge of your roof. Then as more water melts on the roof, it backs up behind the ice dam and can damage shingles, leak into your attic, and cause a lot of damage. One way to stop ice dams is to install heated cables along the eaves before the first big snow.

Thar she blows!

Winter means there are times you will be snowed in. At the very least, you’ll need one of those lightweight, plastic snow shovels for clearing a path to your door. Some even relish this as welcome winter exercise. Others are not cut out for a lot of shoveling, due to health conditions or advancing age. That’s when a snow blowercomes in handy. If you own a snow blower, be sure to get it serviced before the first big storm. Tune it up yourself, or take it to your nearest small engine repair shop and have it done. Ice Ice, Puppy! 

Do you use deicer for your walk and outside stairs? Pellets are popular, but they are costly and can be harmful to pets and wild creatures. You can make your own critter-safe ice melt, which saves you money and protects your furry friends from potential harm. Supplies!

Store up your supplies before old man winter catches you off-guard:

• Gas for snowblowers and generators
• Canned food for emergencies
• Bottled water (your well pump won’t work in blackouts)
• Batteries
• First aid kit
• Critical medicines

INSIDE

The pipes, the pipes are calling…

In a hard freeze, water in your pipes expands and can cause the pipes to split or burst. Then when the ice melts, water leakage can bring on costly repairs. Some of the biggest culprits are pipes near the outside of the house, such as outdoor faucets or water pipes that run through an uninsulated garage.   Here’s how to prevent your pipes from bursting:

• Shut off outdoor faucets and disconnect hoses.
• Wrap your pipes with foam insulation and tape wherever possible.
• In really cold weather, let your kitchen sink faucet drip slightly to keep water flowing. Open cabinets beneath sinks to allow warm air to enter.
• Set your thermostat to a comfortable setting and keep it there.
• If you leave the house unoccupied, set the thermostat no lower than 55º F to keep the house and pipes from freezing. 

Well, well, well

What kind of generator do you need? If you want to power your well pump, your refrigerator, and a few lights, you can get by with a portable gasoline generator. Speak to someone at your local hardware or home store about which size generator is right for you. This type of generator should not be hooked into your main circuit breakers, but is intended to be used with long extension cords directly to the devices you wish to power. Also, never use the generator inside your house or garage. It emits carbon monoxide, which can kill you. In fact, if you use a portable generator, be sure to use CO2 detectors in your main living areas.  

Winter storms can cause power outages. If your house is on well water, this means the water stops flowing when the power goes out. That’s why a backup generator can be a real lifesaver. 

A portable generator requires keeping cans of gasoline. These are flammable, so store them only in proper containers, and don’t keep them inside your house. Also, you can’t keep the gasoline too long. If you don’t use it for your generator in one season, then pour it into your car or mower and use it up.   Okay, so portable gas generators can be a lot of trouble. Maybe you should consider a whole house propane generator. This requires a propane tank, either buried or above-ground. A whole house generator has an automatic switch that powers the unit on during power outages, and shuts it off when power comes back on. Installing this type of generator requires a licensed electrician and a certified propane installer. Whole house generators can also be connected to natural gas, if your home is in an area where that is available. Purchase and installation of a whole house generator can be quite costly, but nothing beats it for peace of mind during blackouts.   So with fewer home chores to take care of, winter can be a time for reflection, with a raw beauty all its own. Just be prepared, and you can enjoy all this season has to offer.

Planning routine home maintenance tasks for the right time of year is the smartest way to stay on top of things and still leave time for the things you want to do. This second installment looks at the  chores of summer.

Outdoors

Oh, the sweetnessof the wet garden 

Summer heat may be great for splashing in the pool or trips to the beach, but it can do a number on your garden. Your plants need lots of water during those hot summer days. 

It’s a good practice to water early in the day so the heat doesn’t evaporate the water before it soaks into your thirsty plants. Don’t get carried away; you don’t want to drown your foliage. It’s better to give your plants a hearty soaking three times a week, rather than a light watering every day. This will keep your green friends hydrated and happy. Your yard and landscape There’s nothing like a bright, green lawn to give your home curb appeal and make your neighbors happy. How often should you cut it? In the height of summer growing season it’s better to cut it more frequently in smaller increments than to wait until it’s really high and giving it a severe hacking.

A sprinkling of home-made rain 

Unless the summer is a rainy one, chances are good you will need to water your lawn regularly. Do you have sprinklers? Make sure they’re in good working order. Take a stroll around the yard and make sure the sprinkler heads are all standing at attention. Then take another walk around and ensure that all of the sprinklers are working, and that they’re not blocked by overgrown foliage. Replace any that aren’t working, or call a plumber to do it if you’re not handy with tools. Set the timers and take note if they are still working. How often? Like your garden, your grass appreciates a few good soakings each week, rather than a little bit every day. 

Stay cool in the pool 

A clean pool is a happy pool. Keep a skimming net handy to remove leaves and debris from the water. Keep algae in check with twice-monthly side scrubbing. Keep the filter basket clean and check your chemical levels at least weekly. Keep your pool area safe with child-resistant gates. Always keep those gates closed, even if you don’t have children. A closed gate will help to keep the neighbors’ kids safe. 

Keeping up the façade 

Summer is a great time to paint your house or stain your deck. The warm temperatures will help the finishes dry quickly.

Indoors

A positive spin 

Which way should your ceiling fans be spinning during the warm months? The correct answer is counterclockwise, which pushes the air down from the ceiling, creating a cooling breeze. Most fans have a button that lets you set the spin direction. Keep them counterclockwise in the warmer months and clockwise in the cooler months. 

Keep a lean, clean air machine 

If you’re running your A/C a lot during the warm summer months, check the filters monthly, and clean or replace them if needed.   Dirty filters make your system work harder, costing you more money and possibly shortening the life of the system. So be sure to keep those filters clean.

Something bugging you? 

You’re not alone in your love of warm weather. Insects and other pests love it, too, and they might just fancy your home. Ants, carpenter bees, termites, mice, and even bats might decide to call your house their home. The best defense is a good offense. Seal up holes and cracks where mice and insects can get inside. Keep your kitchen counters clean and free of crumbs and food residue.

Ant infestations can be treated with bait traps and spray, but termites are more serious and require the aid of professional exterminators. If mice or roaches are a continuing problem, you might want to consider an annual contract with a pest control company. However, this will expose you to chemicals. If you are sensitive, ask the company about natural alternatives. It’s a good idea to look up in your attic every few weeks to make sure nothing has taken up residence there.

Common attic residents may include mice, raccoons, or bats. If you find these, ask a professional to take care of it. Attics are cramped, dangerous places. You don’t want to end up falling through the ceiling. 

Think ahead  

Plan now for fall and winter home improvement projects. The contractors are up to their ears in work during the summer. If you want to book them for such items as bathroom or kitchen renovations, get on their fall or winter schedules.

The holiday season is upon us. It’s not yet Thanksgiving, but some stores are already playing Christmas music. Maybe they’re just in a rush to spread a little holiday joy. In fact, who doesn’t need some joy these days? While holiday joy is contagious and a lot of fun to share, it’s important at this time to keep your wits about you and maintain a healthy dose of common sense. This is true especially when it comes to holiday home safety. Let’s take a look at some ways to keep your home and loved ones safe this holiday season.

Keeping children safe

If some of your guests have children or toddlers, here are a few precautions to keep the little ones safe.

Get child caps for electrical outlets within children’s reach. These are very inexpensive and can be purchased at most hardware stores. 

Erect a child-deterring barrier on stairs. This should be done inside the home and on decks if guests will be congregating outside. 

Children and pets sometimes don’t mix well. If your dog or cat is not accustomed to children, it may be prudent to keep them secure in a room away from the kids. Better to play it on the safe side. Of course, if your dog grew up in a houseful of kids, then by all means let him enjoy the festivities. 

Speaking of pets, don’t give them too many holiday treats. Some human food can be dangerous to feed dogs or cats. Sometimes it’s just too rich and upsets their stomachs. Avoid unpleasant surprises by being stingy with food treats, and keep a sharp eye on kids who might be sneaking food to them.

Few sights are as lovely as a fully decked-out Christmas tree. Lights, ornaments, angels, and tinsel are like candy to your eyes, but always stay focused on safety. 

The number one holiday home safety tip for Christmas trees: Keep your tree well-hydrated and away from sources of combustion, such as candles or fireplaces. Use a stand that has a water reservoir, and keep it filled. Be sure your strings of holiday lights have no frayed wires that can spark fires. And be sure to turn the lights out when you leave the room or retire for the evening. 

Delicate glass ornaments can be hazardous to children. Keep them on higher branches away from tiny hands. Also, small ornaments can be choking hazards for toddlers. Best to keep them out of reach. Then there’s tinsel, which can be problematic if ingested by children or pets. Either don’t use it, or keep it higher up on the tree. Some parents even keep a childproof gate around their Christmas trees. This is good for keeping small dogs out, but it’s not much of a deterrent for most cats.

The great outdoors

Outdoor displays are a favorite way to spread holiday cheer. Some are as simple as a string of lights along the eaves of your home. Others are dazzling light shows that thrill the neighbors and bring visitors from afar. Most are somewhere in between. Whatever your style, be sure to use lights and extension cords that are rated for outdoor use and have no frayed wires. If you are tacking strings of lights to your house or to outside trees, be sure not to puncture the wires with nails or tacks. Also, it’s a good idea to turn the lights off when you go to bed for the night to prevent fires and to save electricity.

Going away for the holidays? Keep your home secure

Are you heading over the river and through the woods for the holidays? Here are some holiday home safety best practices to keep your home secure. Never broadcast your vacation plans publicly on social media. That’s like telling the world that your house will be vacant while you’re away. Keep those travel plans on the “down low” to all but a few trusted friends and neighbors. Give the appearance that someone is home. Here are some ways to accomplish this. 

• Use a timer to turn some house lights on and off. Some of the better models can be set to turn the lights on at dusk and turn them off later, simulating your bedtime hours.
• Ask the post office to hold your mail while you’re gone, and postpone newspaper delivery until you return. Nothing screams “empty house” like an overflowing mailbox and a stack of newspapers in your driveway.
• Leave a car in the driveway if you can. Even if you have a garage, a car in the driveway is a good deterrent to thieves.
• If possible, ask a trusted neighbor to put one of his trash bins in front of your house on trash days. You don’t want to be the only house on your block without a bin at the curb. That’s sure sign that nobody is home.

They make your home a more enjoyable place to live, and they can increase your home’s value. Here are some home improvements you can do for under $150.

Paint your kitchen cabinets

Get your wood floors shining

Find out if the price they quote will include specialty treatments like pet stain removal. Will they move furniture during the cleaning? Will they finish the job with a low or neutral pH treatment to keep new stains at bay? And finally, what kind of guarantee to they offer, and for how long?

Spruce up your walkway with greenery 

Nothing delivers the curb appeal of a tastefully landscaped walkway. Visit a local garden center with a photo of your walkway, and ask for easy-to-maintain landscaping suggestions. Low-growing shrubs and flowering perennials are great choices. Tuck them in with a thick bed of mulch for a clean, inviting look.  Tend to your landscaping weekly, pulling out any weeds that might be popping up. It’s good exercise and better than spraying herbicides and poisons around your home.

Get a programmable thermostat 

Did you know that a programmable thermostat can save you up to $150 a year in utility bills. Another bonus is they’re free of mercury, and that’s good news for the environment. They’re available at most home improvement centers. If you have a thermostat already installed, your new programmable thermostat is not difficult to install. Or, if you’re not the do-it-yourself type, call an HVAC specialist or an electrician. Either way, it should still be able to come in close to the $150 budget.

Low-voltage lighting

When it comes to front walkways and deck stairs, low-voltage lighting both beautifies and improves safety. As the name implies, they are low-voltage, so they don’t waste power or money. Applied to the right places, they can add a touch of elegance to evening outdoor spaces.  Since these need to hooked up to an electrical source, most often with buried cables, your best bet is to employ the services of an electrician or highly experienced handyman to the job for you.

As the holiday season winds down and we look ahead to a bright new year, many of us devise resolutions to do things differently, or even better. So if you’re making New Year resolutions, why not resolve to save money in your Asheville home? Here are some simple tips from Asheville home inspector Peter Young.

The Kitchen

Turn it off!  Leaving the oven or stove burners on is a waste of energy. Always double check to make sure you turned them off after cooking.

Keep it clean!  Remove the grill cover under the fridge at least quarterly and vacuum under there. If a mountain of dust accumulates, it can make the refrigerator work harder, costing you money in electricity. Also, be sure to pull the fridge forward once or twice a year and make sure the coils are free of dust and webs.

Eat in! This seems like a no-brainer, but eating in more saves you money that you could use for other purposes, such as buying that new dishwasher you’ve been wanting but putting off for budgetary reasons. Buying and cooking your own food is healthier, too, since you choose the ingredients and portion sizes.

Energy Star!  Speaking of dishwashers, refrigerators, and other appliances, save money in your Asheville home by checking labels when it’s time to replace those appliances. The higher the Energy Star number, the more power you will save over time through use of the appliances.

Go green!  Instead of using all those napkins and paper towels, try it the way Grandma used to do it. That means using sponges, rags, and dishtowels to wipe down countertops and stovetops.  Also, be sure to let the dishwasher fill up before you run it, and be sure to unplug small appliances like coffee makers and toasters when they’re not in use.

The Bathroom

Royal Flush!  If your toilet needs replacing, look for a model that uses less water. These days you can even find toilets with two flush handles – one for small jobs, and the other when you really need extra flushing power.

Bath Time!  Save those long, luxurious bubble baths for special occasions. Bath lovers need to clean the tub more often. Baths use considerably more water than showers, and all that extra cleaning can be a waste of resources. Also, try taking shorter showers, and unless you absolutely must have your water extra hot and steamy, try a slightly cooler setting to save both water and gas/electricity (depending upon how you heat your water).

Home Brew!  Stop wasting money on toilet bowl cleaners. Toss some baking soda into the toilet bowl, and then add a half-cup of distilled white vinegar. You should see some bubbling as the two substances come together. Leave the mixture in the toilet for 5-10 minutes, and then scrub it out with a toilet brush. If you have a septic tank, this mixture is better for the system than harsh chemicals. It’s also better for you. Increase your savings by purchasing store brands, rather than name brands.

Go With the Low Flow!  Remember the showerhead episode on Seinfeld? Save water by installing a low-flow or adjustable flow showerhead. An adjustable flow showerhead allows you to increase the flow when you need it.

The Bedroom

Draw the Curtains!  Heavy curtains over windows can help keep your bedroom warm in the winter and cool in the summer by adding a layer of insulation.  In the summer they block light and heat. In the winter they help keep the cold at bay.

A“Piece of Caulk!”  Speaking of windows, check around them for air leaks. If you find any, seal them up with a tube of caulk. No caulking gun? Don’t let that stop you. You can buy smaller containers of caulk in squeeze tubes that require only your fingers.

Don’t Heat the Closet!  Keep closet doors closed when not in use. Open closets effectively increase the amount of space your heater or AC has to cover. Save money by keeping those doors shut. Your clothes won’t mind a bit.

Strip That Power At Night!  Shut off electronic devices at the end of the day. Get a surge protector power strip with a switch you can just turn off, rather than having to unplug everything separately. What devices should you power down at night? Start with your modem and Wi-Fi router. Unless you’re a sleepwalking web surfer, you don’t need these running while you sleep. Also, be sure to turn off lights at night. If you are the type who doesn’t like complete darkness, get a very low wattage nightlight.  If you’re the type who falls asleep in front of the TV at night, get a timer to shut down the TV’s power after an hour or so.

The Laundry Room

Dial Down the Heat!  Use warm water instead of hot. It can cut your load’s energy use in half. Using cold will save you even more, especially if you use a “cold water” detergent.  

Haul the Big Load!  Speaking of washing machines, hold off on that load until the washer is full. You’ll use the same amount of power to wash a small load or big load, so do yourself a favor, be patient, and save money and energy. Do the same with the dryer. If the load is too large it takes longer to dry. If the load is too small it’s not energy efficient.  One more tip: change loads while the dryer is still hot to save even more energy.

Become Lint-Free!  Don’t let lint collect in your dryer’s lint trap. Your dryer will run much more efficiently. If you use dryer sheets, be sure to clean the lint trap monthly with a toothbrush. Film can build up that restricts air circulation. Speaking of lint, be sure to keep your dryer vents clear. Damp crawlspaces are notorious breeding grounds for mold.

Last month we explored ways to avoid and fix water damage in your home. This time around we’ll discuss mold – what it is and some tips to keep it under control.

What is mold?

A member of the fungus family, mold is found everywhere in nature. Outdoors, mold is responsible for breaking down and digesting dead plants, trees, and even dead animals. Without mold the world would be piled to the sky with dead matter that could not decompose. So in the broader sense, mold is an important part of our ecosystem. Mold thrives in moisture and multiplies through tiny spores that float through the air. Everywhere you go, you’re exposed to mold. In small amounts it is generally harmless, but let it take root in your home and multiply out of control, mold spores can put your health at risk, especially if you are allergic or sensitive.

Mold in your home

Mold needs two things to survive and thrive: food and moisture. So what does mold eat? Nearly everything! Walls, carpets, glue under floors, furniture, drapery – if you can name it, then it’s likely that mold finds it yummy.

Since moisture is so important to mold’s lifecycle, you are most likely to find it in your home’s damp places such as bathrooms, basements, kitchens, laundry rooms, and crawl spaces.

Never leave wet clothes in a hamper!

Tips for mold control

Can you kill or eliminate all mold and spores in you home? The answer is no. However, since mold cannot grow without dampness, reducing moisture is the best way to keep mold growth in check. If you see mold in your house, it’s important to remove it, but if you do nothing to reduce or eliminate the dampness, mold will soon return. Here are some tips for the places in your home most susceptible to mold growth.

• Keep indoor humidity below 60%. If you have a central heat pump or A/C unit, this should not be a problem. Keep drain pans clean and dry in your HVAC system, or they can be a source of mold.
• No A/C or heat pump? Use a dehumidifier. Click here for some dehumidifier reviews.
• Keep your home warm when outside temps drop. Colder air holds less moisture, so wetness condenses on surfaces, providing ample fuel for mold growth.
• Dry damp or wet areas as quickly as possible (within 24 hours) to prevent mold growth. If moisture condenses on certain windows in your home, keep a towel handy to dry them off.
• Avoid leaks and seepage. The ground should slope away from your house at the rate of one inch per foot. If the ground slopes toward your house, you may need to hire the services of a grader to fix the problem.
• Increase air circulation in your home with ceiling fans, keep doors open between rooms, and keep furniture from sitting against walls.

Damp places in your home are mold breeders

Damp shower walls can breed mold.

In bathrooms:

• Use exhaust fans when showering, bathing, or washing. Be sure exhaust fans are vented to the outside, not the attic. If you have a window, open it when showering.
• Use area rugs, rather than wall-to-wall carpets. Area rugs should be washed and dried regularly.
• Never leave damp towels on the floor, and do not put them in the hamper until they are dry.
• Check for and repair any leaks around basins and tubs.In the laundry room:
• Vent your clothes dryer to the outside of the house.
• Keep the dryer vent clear of lint or other obstructions, and make sure there are no holes in it. Check and clean the vent once a year.
• Never leave damp clothes in a laundry basket or in the dryer.
• Check your washing machine hoses at least every six months. Replace them if they appear worn or frayed.

In the laundry room:

• Vent your clothes dryer to the outside of the house.
• Keep the dryer vent clear of lint or other obstructions, and make sure there are no holes in it. Check and clean the vent once a year.
• Never leave damp clothes in a laundry basket or in the dryer.
• Check your washing machine hoses at least every six months. Replace them if they appear worn or frayed.

In the kitchen:

• Always use your exhaust fan to remove moisture when cooking, washing dishes, or cleaning.
• Exhaust fans should be vented to the roof, not to the attic
• .Periodically check for leaks around the sink, refrigerator, icemaker, dishwasher, and other water sources.

To sum up, you’ll never get ALL the mold and spores out of your home, but you can keep them contained by practicing good moisture control. One more bit of advice: If you find large amounts of mold in your house, you may need the services of a professional to remove it. Don’t take chances with your health.

Clean, safe drinking water is a modern convenience many of us take for granted. Grab a glass, turn on the tap – what could be easier? If only it were that simple!  Too bad it’s not.

What do you know about the quality and safety of the water coming from your tap? Drinking water quality varies considerably here in Western North Carolina. Many factors can affect local drinking water. Do you rely on a private well, or do you live within the service area of a municipal water supply? Either way, there’s no guarantee your water is clean and safe. The only way to tell is by having your Asheville home water testing by professionals.

What affects your home water quality?

Industrial waste can affect your water quality.

If you rely on a private well, several factors can affect your water quality. Here are just a few:

• Depth of the well: The deeper the well, generally the fewer the contaminants. The key word here is “generally.” Having a deep well does not guarantee clean water.
• Proximity to industrial waste: Is your home located near a manufacturing plant that could be leaking hazardous substances into the groundwater? A controversial example of this is the CTS plant near Mills River, which leaked toxic chemicals into the ground, affecting nearby water safety. If you live near an industrial manufacturing facility, it is in your own best interest to have your water tested by professionals.
• Nearby farms and commercial agriculture: Chemical fertilizers, pesticides, and weed killers can leach past the soil and into the groundwater. Even distant farms can be affecting the quality of water that flows though underground aquifers.
• Lead pipes: In our area, only Waynesville and Maggie Valley state that there are no lead pipes in their municipal water systems. Asheville water officials admit to the existence of lead pipes in their system, but claim to not know the exact number. Lead pipes are responsible for the water crisis in Flint, Michigan. Since lead is a powerful nervous system toxin, it pays to have your water tested to ensure that levels are within acceptable guidelines.

Another source of water contamination is disease-causing bacteria. These can lead to temporary illnesses, such as vomiting and diarrhea. Municipal systems treat their water with chlorine to kill these pathogens, but if you’re on a well, you have no such protection.

What contaminants are found in local well water? Click here to see a listing by county in North Carolina.   Remember, these figures are only guidelines. You could be in a “safe” zone, but still have contaminated water flowing from your tap. Only testing can tell you for sure.

What should a home water quality test include? Minerals and chemicals may be lurking in your water, depending upon your region and local land use. Some wells in the area have been shown to contain higher than normal levels of lead, iron, arsenic, manganese, acidic pH, and harmful bacteria.

If you are pregnant, nursing, or have an infant at home, you should test your water for nitrates. If nitrates are present, do not drink the water or use it to prepare baby formula. Please note:Boiling water does not remove nitrates.

How often should water be tested?

Asheville home water testing isn’t something to do once and forget about. Note that the recommended test for coliform fecal bacteria is annually, but other tests are every three years or every five years.
